- Site Fees: For monthly stays, a $100 non-refundable deposit will be due at time of booking, the remaining month balance will be due at check-in. Monthly renewals/electric will be charged to your card on file automatically monthly from the date of check-in. Electric will be charged either at check-out or upon renewing your monthly stay. Fees will apply for declined/late payments. Site fee includes 1 RV, 2 vehicles, and up to 4 people per site. Additional vehicles or people must be approved by management and additional fees may apply. No refunds for early departures. 7-day notice is required for non-renewal of monthly stays.
- No driving or parking on the grass. You are responsible for cost of repairs for any damage you do to the grass. Mats, Area Rugs, etc. are only allowed on your sites concrete or gravel pads, they are never allowed on the grass (they’ll kill it).
- Pets are welcome. Outside of the dog park, all pets must be leashed and under physical control of the adult owner at all times. Be sure to pick up the poop. Pets must not be disruptive or aggressive. Three dog maximum per site.
- Mail delivery: You are welcome to have packages delivered to the park. However, please do not use the park address as your regular mailing address (i.e. USPS regular mail) or as your permanent living address (i.e. school or voter registration). USPS mail will be returned to sender. Packages are delivered to the lounge area of the amenities (blue) building.
- Quiet hours are from 9PM to 7AM. Excessively noisy behavior/vehicles are prohibited at all times. Parties or large gatherings are not allowed.
- Amenities Building: Building is open 6am to 9pm and can be accessed through glass doors. Please leave building at least as clean as you found it. Children under 14 years old must have adult supervision inside the building. Please wipe down exercise equipment after use. Please empty dryer lint bin after each use and do not overload the machines. No smoking inside or within 10 feet of the building. The garage area is for employees only. Second story is a private residence.
- Sites must be kept clean, orderly, and maintained, as determined by management. Yard décor & furniture should be minimal and cannot interfere with our ability to maintain the lawn/landscaping. No tents in RV sites - In addition please do not erect and leave unattended any canopies, clotheslines, screen rooms or similar structures which may blow away and damage RVs or make it difficult to maintain the landscaping. BBQs/portable fire rings must be kept on gravel or concrete pads and must have grease drip protection underneath them.
- RVs and vehicles must be in good working condition i.e. fully operational with functioning plumbing/electric, no oil/fluid leaks, no broken windows, etc. RVs and vehicles must have current registration and insurance. For pull behind RVs we require guests to own a vehicle capable of towing their RV. For RVs older than 10 years we will ask for pictures prior to booking. RV + 2 vehicles max per site.
- The speed limit in the park is 9 3/4 mph. Please be aware of pedestrians and animals in the roadways.
- Check-in/Check-out: Check-in time is 1:00PM/Check-out time is 11:00AM (Central Time Zone) Due to previous reservations, if you plan on extending your stay, the earlier you let us know, the better your chance of keeping your site.
- Garbage should be in tied plastic bags and may be placed at the front of your site by 11:00AM for pick-up. Normal household trash only; no large items/furniture, hazardous waste, paint, tires, etc. and please break down empty boxes. Please do not leave garbage outside during dark hours or overstuff the dumpster. Do not throw cigarette butts on the ground or in fire pits.
- Children must be supervised at all times. Parents are responsible for their children’s safe conduct and any injuries or damage that they may incur or cause. Children should not be outside of your site after dark. Children under 14 years old must have adult supervision inside the building. Please do not allow children to play in, or traverse, other occupied sites.
- Visitors are your responsibility, and you are accountable for ensuring they are aware of and abide by all park rules. Visitors must exit the park by 9pm.
- NO FIREWORKS or other devices or materials that could pose danger to guests or property.
- Freezing temperatures: Only skirting specifically manufactured for RVs is allowed (no hay/tarp/Styrofoam/etc.). We will 'winterize' the hydrant at every site. Do not unplug or turn off the breaker for the heat tape. You are responsible for using a heated hose and/or taking appropriate action to prevent your hose from freezing which may include disconnecting your water hose and turning off the hydrant during freezing temperatures. Don't forget to properly winterize any external water accessories such as filters, regulators, elbows, etc. If damage or water loss occurs from failure to take appropriate precautions or disconnect there will be a minimum $250 fee to cover repairs and water loss. We reserve the right to shut off park water during freezing temperatures.
Management reserves the right to terminate the stay or refuse entry to any person who has evidenced a disregard for the rules without warning and with refund. Guests and their visitors agree to use the campground and facilities at their own risk. The management and owners are not responsible for damage, injury or loss to persons, pets or property. We reserve the right to make changes to the rules, regulations and fees as we deem necessary.
